Job Title: Project Manager
Reports To: Executive Director
FLSA: Exempt / Full-time
Location: Greater Kansas City Metro Area. Travel to job sites across the metro required (~50–80% of the time)
Role Summary
The Project Manager oversees the planning, execution, and close-out of all home repair and accessibility modification projects. This role manages project staff, contractors, and volunteers to ensure each project is delivered safely, on time, on budget, and in compliance with funder requirements. The Project Manager also supervises the Program Specialist and Home Repair Specialists for project-related deliverables. Formal HR responsibilities remain with the Executive Director.
Key Responsibilities
Lead all home repair projects, including minor repairs, accessibility modifications, and major system repairs.
Conduct in-home assessments, develop project scopes, budgets, and timelines.
Direct and coordinate handystaff, lead volunteers, and contractors for daily project tasks.
Supervise Program Specialist for project-level responsibilities, including intake, scheduling, documentation, and client communication, including providing coaching and guidance on project workflow and problem-solving.
Ensure all project documentation, photos, signatures, and reporting requirements are completed for grants and funders.
Maintain project budgets and track expenses to keep projects on financial track.
Ensure job site safety, compliance with codes, and accessibility standards.
Communicate directly with clients about project schedules, expectations, and updates.
Minimum Qualifications
4+ years of construction project management, construction supervision, or home repair project delivery.
Knowledge of basic construction trades, ADA/home accessibility modifications, and home safety principles.
Strong budgeting, scheduling, and documentation skills; comfortable using project-management tools (e.g., Monday.com, Excel).
Excellent communication skills with older adults and people with disabilities; culturally competent.
Valid driver’s license, reliable transportation, and ability to travel to job sites and lift moderate weight when needed.
Preferred Qualifications
Experience administering HUD programs.
Relevant certifications (OSHA 10/30, contractor license, or similar).
Nonprofit experience.
Performance Metrics
% of assigned projects completed on time and on budget.
Client satisfaction scores for assigned projects.
Quality and safety compliance for assigned projects.
Timeliness of project documentation submission for funder reporting.
